BUYING AT OLDE POINT
BUILDING A HOME?
The Architectural Control Committees (ACC) must approve any new home built in Olde Point, all additions to existing homes, and any other structure (sheds, etc.) before on-site work begins.
Plans for new homes, additions or sheds should be submitted to Jan Peters. Jan is the Architectural Control Committee Secretary and can be reached at 270-2264.

Please Note:
Coot's Trail, Golf Terrace, Olde Point Estates and Section 6 have separate Architectural Control Committees. Plans for these areas should be submitted directly to the ACC chairperson shown below.
The Committees need the following very specific information:
- 1. Pender County Health Permit for septic fields/tank/repair area and well.
- Site Plan Showing:
- a. Location of house and driveway
- b. Set backs from property lines (Sides: minimum 15 feet; Front: in keeping with neighbors; Back: depends on location of lot)
- 2. Current copy of Builder's License
- 3. Builder's architectural drawings with elevations; description of the exterior of the house including the roof, all materials and colors.
- Size requirements in heated space are:
- a. Single story: minimum 1800 square feet (not counting any bonus room over the garage)
- b. Double story: minimum 2250 square feet (minimum 1500 sq. feet on the ground floor)
- c. Height: maximum of two stories
- d. Double garage (minimum) and is there a bonus room?
- 4. Construction Schedule
- 5. Topographical map of lot showing:
- a. Drainage plan with obligation for no disturbance to neighboring properties
- b. Plans for any intention to change the topography of the lot

6. Landscaping Plan
- Landscaping should be done in accordance with the seasons and as soon as possible, and must be completed within 12 months after home construction is complete.
- 7. Other
- a. Any alterations to the Property that have been approved by the Olde Point Architectural Control Committee must be resubmitted for approval if the building does not start within 12 months of approval.
- b. Building shall be complete within 12 months after construction begins.
- 8. Construction Deposit
- A Construction Deposit of $1000 from the property owner, payable to OPPOA, is required prior to ACC approval of the building plans. This will provide immediate funds for construction site clean-up, should trash, waste or debris not be contained and removed by the builder. At completion of construction, the existing balance of the Construction Deposit is refundable to the property owner.
TRANSFER FEES
The buyer of any home or lot in Olde Point will be assessed a transfer fee of $250.00 per lot. Whether or not Olde Point Property Owners Membership Dues are current must be determined prior to the closing. If the seller has not paid their Olde Point Membership Dues, the seller must pay outstanding dues prior to the closing. Call Membership Chairman Ruth Keys (270-2907) or Karen Saari (270-8562) for information on dues status. Checks should be made payable to OPPOA and sent to OPPOA, P. O. Box 202, Hampstead, NC 28443. When submitting payment, please be sure to include the buyer's name, address and property purchased.
